Located in the Solano County city of Vacaville, the property is well located in an industrial area, less than a 10 minute drive north of Highway 80, off of Highway 505.  It sits 55 miles east of San Francisco and 35 miles west of Sacramento.  Vacaville has been growing, with a current population of just over 100,000 people, while Solano County, with a population of 450,000, is at the northeast edge of the Bay Area.

The purchase price of $131 per square foot represents approximately 50% of replacement cost and a discount to comparable pricing of other multi-tenant industrial buildings in the region, averaging well over $150 per square foot.  The reason for the discount is certainly unique among industrial assets, which have been a very strong class of real estate—a court-ordered sale given a fraudulent Ponzi scheme by the Seller.

The buildings were constructed in 1989.  Deferred maintenance, to be addressed immediately after closing, includes needed paint, asphalt, HVAC, and roof repair, as well as leasing costs.  Ownership may invest as much as $500,000 on related projects.  Still, including this in the purchase price, the total cost is just $140 per square foot.

Added value should come in the form of lease-up.  At closing, the property was 70% leased, with 9 tenants and 5 vacancies, and available space sizes ranging from 2,880 to 4,560 square feet.  While there are multiple new large industrial buildings in Solano County, there is and has been no new construction of multi-tenant warehouses with small spaces.
